How do I determine the value of a client list or mailing list?

I am purchasing a business location, but not the business. How do I determine how much their client list is worth? (Day Spa)

If they kept records of each individual’s purchases or even a household’s purchases this could give you a start. I would ask them if there was any way they could show me how much each person spent and then work off of that amount. If they cannot give you that detailed information, I would work off their total sales.
